Electrical safety reports for Daventry homes and managed properties

An “EICR certificate” is the usual shorthand for an Electrical Installation Condition Report. It assesses an existing installation within a recorded scope. It can help you plan a rental inspection, understand the electrics before buying a property, or review wiring that has been altered over time.

Owners and organisations we work with

  • Private landlords
  • Letting agents
  • Property management companies
  • Housing associations
  • Social housing providers
  • Estate managers
  • Block management companies
  • Commercial landlords

Installations we can discuss

  • Rental houses and flats
  • Houses in Multiple Occupation (HMOs)
  • Apartment blocks
  • Student accommodation
  • Social housing and sheltered housing
  • Supported and temporary accommodation
  • Managed property portfolios
  • Build-to-rent developments

Preparing to let a home

Start with the existing report, its next inspection date and evidence of any completed repairs. For a Daventry house or flat coming onto the rental market, allow time to deal with findings before the intended move-in.

Check the landlord requirements

Buying or moving into a property

If the electrical condition is unclear, arrange an inspection with the owner or selling agent. Share the available electrical paperwork and any concerns raised in the survey so the electrician can agree an appropriate scope.

Read the homebuyer questions

Shared houses and HMOs

Identify the bedrooms, shared facilities, locked areas and supplies that need access. An EICR is one part of managing a shared property; check any licence requirements for the specific address with West Northamptonshire Council.

See the Daventry licensing note

Several properties or electrical supplies

For a managed block or portfolio around Daventry, list each address, consumer unit and any separately supplied communal area. This helps distinguish the installations and arrange access with the right resident or key holder.

Plan access and testing

Price depends on the work involved

How much is an EICR in Daventry?

An EICR quote needs to reflect the installation being tested. Circuit count, additional consumer units, occupancy and access can make two similarly sized homes very different jobs. Include a garage, garden room or separate supply when describing the property.

We can discuss a price once we have those details. Confirm the included inspection work, reporting timescale, VAT position and any exclusions before booking. Any repairs or additional investigation are scoped and priced separately.

Request a property-specific quote

Send these details for a useful quote

  • The Daventry-area address and full postcode.
  • The property’s use, approximate size and whether it is occupied.
  • Consumer units, extra boards and circuits, where known.
  • The last EICR, any repair certificates and current concerns.
  • Your deadline, key holder and any access or power restrictions.

A photograph of the closed consumer unit can help if the circuit count is unclear. Leave electrical covers in place.

The installation behind the switches and sockets

What your fixed wire inspection looks at

Visual checks and electrical measurements work together to assess the installation. The electrician records the areas covered, the test results and any limitations, so you can see what the report’s assessment relates to.

Supply connections, earthing and bonding

Accessible connections and the installation’s earthing and bonding arrangements are assessed. The report notes relevant defects or deterioration, including visible heat damage. Safe access to the electrical cupboard helps the inspection proceed.

Wiring and the circuits serving the property

The scope includes accessible wiring, socket outlets, switches and lighting points. Appropriate tests, such as continuity, insulation resistance and polarity checks, provide information that a visual look at a socket or fuse box alone cannot supply.

Circuit connections are examined as part of the agreed inspection.

Fuse boxes, consumer units and circuit protection

The inspection considers protective devices, circuit identification and the consumer unit’s condition. Relevant RCD and earth fault loop tests help assess the protection provided. The electrician explains the findings rather than deciding the result from the board’s age alone.

Additional boards and shared supplies

A flat’s own installation, a communal stairwell and a separately supplied outbuilding may have different inspection requirements. Tell us about each board before the visit, including equipment in a locked cupboard or an area controlled by a managing agent.

Larger installations can contain additional distribution boards to include in the scope.

Switchgear, enclosures and isolation points

The condition of accessible enclosures and switching equipment is considered alongside the circuit tests. For a larger or mixed-use property, explain how the supplies are used and who can authorise interruptions so the scope can be planned.

Need appliance testing as well? An EICR assesses the fixed installation; PAT testing deals with electrical appliances and equipment. If you need both services, include both in the enquiry. See our PAT testing in Daventry page for the appliance service.

Make the appointment practical

Planning your Daventry EICR visit

  1. Share the address and existing records

Send the full postcode, the reason for the inspection and any previous report. Explain whether you are preparing a tenancy, buying the property or arranging a periodic check. Agree the scope and the appointment before making access arrangements.

  2. Arrange access and power interruptions

Confirm the key holder and access to rooms, cupboards and outbuildings included in the scope. Parts of the testing require isolation. Discuss alarms, medical equipment, working from home and other power-dependent needs beforehand.

  3. Receive the report and plan follow-up

Agree when the written report will be issued. Review its assessment, observations and recommendations, then arrange any necessary investigation or repairs. Keep subsequent completion documents with the original EICR.

Town-centre flats and shared entrances

Tell us which entrance serves the property, how the electrician can reach the meter or consumer unit, and whether a landlord or managing agent holds separate keys. Include parking or unloading arrangements that could affect the visit.

Village homes, garages and garden rooms

Use the full address for properties around Daventry and identify buildings supplied from the installation. Describe any separate board, locked gate or detached workspace so it can be considered in the quote and access plan.

Understanding the outcome

Your EICR result and the action codes

Read the overall assessment together with the observations, test information and limitations. A report records what was found at the inspection; it is not a promise that an installation cannot develop a fault later.

C1
Danger present

The danger needs immediate attention to make it safe.

C2
Potentially dangerous

The identified risk calls for urgent remedial work.

C3
Improvement recommended

An improvement is recommended; a C3 observation alone does not give an unsatisfactory overall result.

FI
Further investigation

Ask the inspector what needs investigation and when. The wording and treatment depend on the report format and edition used.

C1 or C2 findings make the overall result unsatisfactory. Do not leave necessary follow-up unresolved. The IET explains the 2026 changes to FI wording and assessment; a landlord must still act where the report requires investigative or remedial work.

Keep a complete property record. Retain the original findings alongside written confirmation or certification of the follow-up work. Ask which documents are needed for your property; a new full EICR is not automatically the next step after every repair.

Rental homes in Daventry

EICR responsibilities for landlords and HMO managers

For tenancies within England’s electrical safety regulations, inspection and testing by a qualified person is required at least every five years. Follow a shorter interval when the report specifies one, and check any exemption against the tenancy.

Share and retain the report

  • Give existing tenants a copy within 28 days of the inspection.
  • Give new tenants a copy before occupation.
  • Respond to a prospective tenant’s written request within 28 days.
  • Provide a copy to the council within seven days of its request.

Complete the necessary follow-up

Required remedial or investigative work must be completed within 28 days, or sooner where the report requires it. Immediate danger needs immediate action.

Obtain written confirmation and supply it with the report to existing tenants and the council within 28 days of completion.

Read the government’s electrical safety guidance for rented homes for the full duties and exceptions.

Daventry HMO licensing: check the property address

West Northamptonshire Council’s additional HMO licensing scheme for 2025–2030 includes parts of Daventry. Check the council’s area map and criteria for the actual address, including smaller shared properties that may fall outside mandatory licensing. An EICR does not replace an HMO licence or the other licence conditions. See the council’s HMO licence types and additional licensing area.

Social housing: the 2026 transition

For relevant tenancies granted before 1 December 2025 by registered social housing providers, the first required installation inspection and applicable landlord-provided equipment checks must take place before 1 November 2026. The installation report and equipment-check record are separate. See regulation 7 of the 2025 amendments (PDF).

Owner-occupied homes

The rental-property timetable does not automatically apply to your own home. Electrical Safety First recommends periodic inspection at least every ten years for owner-occupied homes, with an earlier assessment worth considering when buying a previously occupied property or investigating concerns.

Business and mixed-use premises

Tell us whether the installation serves a shop, office, workshop or separate residential accommodation. The appropriate inspection interval follows the installation’s use and condition. HSE’s electrical safety guidance explains the need to prevent deterioration leading to danger.

Questions about your appointment

Daventry EICR questions answered

Yes, subject to the owner agreeing access and the testing arrangements. Ask the seller or agent for the existing electrical reports and certificates, then send those with the property details. Agree the inspection and reporting dates around your purchase timetable; do not assume the property can be inspected without power interruptions.

An EICR deals with the fixed electrical installation. HMO licensing and other safety requirements are separate. West Northamptonshire Council’s additional licensing area includes parts of Daventry, so check the specific address, occupancy and licence conditions using the council’s current HMO guidance.

Tell us before booking. Some checks need an available supply, so a disconnected or unavailable supply may prevent completion of the intended inspection and tests. The electrician can explain what is possible, what arrangements are needed and how any limitation would be recorded.

Access can be arranged through an agreed tenant, agent or key holder. Confirm the appointment with everyone affected, including access to locked rooms and meter cupboards. Provide a contact who can authorise decisions, and agree any key collection or return arrangements in advance.

Describe every building and additional board supplied from the property when requesting the quote. A detached room or garage should not be left to assumption. The agreed extent of the inspection will identify what is included, and the report will record any areas that could not be accessed or assessed.

Ask for the total price, VAT position, inspection scope and exclusions in writing. The inspection identifies and reports the condition; remedial work and extra investigation are agreed separately. If there is an existing report, send the complete document so a repair enquiry can be assessed properly.

Its age does not settle the outcome on its own. The assessment considers the installation’s condition, protective measures and identified risks. Ask the inspector to explain the observations and codes, including the reason for any recommended replacement, rather than assuming that every older board needs the same work.

We can discuss the observations and a quotation for any relevant remedial work. Send the full report, including the test schedules and limitations, plus any completion paperwork already issued. Follow the report’s urgency and deadlines, and keep evidence of subsequent work with the original findings.
